We are experienced Build Consultants and BDMs who focus on the things that only people can do, like selecting the right property in the right location with the right design, to get the best ‘bang for your buck’ whether you are a home owner or investors.
By combining property & technology as the heart of our business, we can provide you with a link to brand new property for sale around Australia, courtesy of the network of hundreds of builders and developers we have access to. Secondly, you have the benefit of having not just access to expert consultants who have worked “with” or “for” builders over the past 20 years, but also a team of people who have built hundreds of houses for investors and home owners. This should provide you with confidence in having quality assurance from the start. We know what we are talking about, and thus avoid mistakes.
Thirdly, we provide you access to some of Australia’s most awarded builders and developers. Sometimes, its not just the biggest builder, but often the small builders who can deliver a fast and flexible solution. Every client is different, and likewise every builder and developer. Certainty is given to you from our team of consultants who work with the builders in the construction of your property from start to finish and facilitate all the professionals in between. This hands on approach (of getting our boots dirty) is not undertaken by many of our peers, whom only sit behind a computer (“sorry boys, had to throw that one in!”) LOL
We kick the dirt on the ground with our boots! That means we walk the sites and inspect where the construction will occur, and we ensure quality control ‘before’ the deal is proposed. Don’t listen to a guy selling behind a computer. Talk to the blokes who walk the walk, not talk the talk.
Given how busy our lives are these days, and particularly the strange world we live in for 2020 where borders are shut, lock downs are being imposed ‘on & off’, and the social distancing requirements we must adhere to, is it surprising that most people just do not have the time to DIY research property correctly? We are your boots on the ground when it comes to stock due diligence in SE QLD, and our sales team will assist everyone where needed. Property is easy to buy, but hard to buy right if one is working on pricing + design + quality for the property build.
Also, because of our experience in transacting on hundreds of homes built over the past 20 years, we are able to work with the right people in delivering what is best for our clients. Mistakes can only be avoided from experience, and experience is what we have plenty of.
BUILD NEW HOMES operates as a different business model to its peers – we filter what is out there from builders to developers to aggregators and even the so called ‘middle guys’. This might give us the title of ‘Buyers Advocates’, or ‘Property Investment Advisors’, or even the term ‘Build Consultants’. Our only focus is to deliver the best outcome for you.

You don’t pay a cent more to use our services.
When you proceed with a purchase, the builder pays us a construction fee payment for all the work we do on your behalf. Most importantly you cannot buy the property for less by going direct, and there is no extra cost to you for the work we do.
This is a flat fee based on the builder which means you can have the peace of mind that BUILD NEW HOMES will never try to recommend a higher priced property. We will do our best to negotiate a better price for you where possible, and we provide full disclosure and transparency in our dealings with the builders and land developers.
Yes, absolutely! Building brand new homes is pretty much the same, whether you are a first home buyer, custom build home buyer, investor, or SMSF purchaser. Our services covers a wide spectrum of buyers, across all sorts of suburbs and prices.
One of our consultants will sit with you to determine where you want to live and which builder we know can build in that area for you. Also, once we find a block of land that you like to build on, the builder and us will work out the design, size & price, based on your finance affordability.
We are a small business with two owners, and little overheads. We rely on our contacts in the industry to be able to deliver an efficient and reliable service to you as a customer. Therefore we are able to give back to our customers in order to help them on their home journey ahead. Even though we are licensed in real estate, we don’t operate like typical real estate agents. As Property Advisors, we operate more like Buyers Agents or Builder Brokers, specialising in ‘new build construction’ for customers. We conduct our business with the motto of “ALWAYS DOING WHATS RIGHT FOR THE CLIENT” and this stems back from our corporate background in financial services. Thus, we are able to negotiate with our suppliers (builders and developers) for a better deal for the buyer!
For our customers who are FIRST HOME BUYERS, we typically work with only a handful of builders. For our INVESTORS & HOME BUYERS, we would review 15-20 different builders, and look at their pricing and quality. Depending on the area and type of home design that is being asked for, we would narrow the options down. Because builders have different prices, inclusions, timelines and land availability, it often comes back to us finding out our buyers needs first, and depending on finance affordability, we should be able to help you select the ideal builder that can help you get into your brand new home. Remember, every buyer & builder is different, and that is why we keep the options open to help our buyers with a variety of different build solutions.
With current market trends, smaller blocks are increasingly available in “in fill” areas, and if you are more inclined to larger lifestyle blocks, you will need to seek options further out, like 20km + from the CBD. Small blocks, big blocks, acreage blocks, splitter blocks, corner blocks, sloping blocks etc … all are available, it just depends where you want to build your house, and what your budget is. We have access to land across metropolitan Brisbane and beyond, mostly around SE QLD and increasingly interstate. The flexibility of our service to you is that we work with a multitude of different providers who can sell or build what you want, where you want at the price you want (within reason). This flexibility and range of products and services allows us to cater for virtually any budget so that you can confidently enter the housing market on your terms with no surprises.
Yes, absolutely … not only are we Buyers Agents, we are also Builder Brokers as well. We can work with you to design and build a quality home on it. From design through colour selection to completed home handover, we’re there to support you with advice, attention to detail and importantly, ongoing contact throughout the build process.
Yes, with stunning new residential home designs across all our builders we have access to, we can offer either new builds or knockdown and rebuilds as options for all customers across most areas in SE QLD.
Being a potential first home buyer can be nerve-racking. Going into debt for potentially decades is a significant step in your financial life. There is so much to worry about, yes, and we hope to be able to hold your hand all the way. The primary thing that we would advise is to not get too emotional about trying to upgrade all the inclusions, and going “overboard” with all the extras that are a possibility in building a new house. Granted, if you have lots of funds as a deposit and are easily finance approved, then you will have the opportunity to upgrade your inclusions and up-spec the finishes of the house. However, if you are going to be a low deposit home buyer, then you will be limited due to funding, and thus will need to accept whatever the turn-key home will be. We will always encourage our buyers to save as much as possible, and even asking family members for assistance in terms of a gift, to help out with your first home deposit. Just remember to stick to the budget and to keep things simple throughout the process. Lastly, do not over think it, and to let the professionals handle everything for you – solicitor, lender, builder, and your agent.
The ideal home we recommend to a new home buyer is a 4B/2B/2C specification. Such a home would be 180m2-220m2 floor plan, depending if you need one or two living areas. That being said, we know that many buyers are often single parents or are a smaller family, and don’t need much space etc. If you are going to end up with a smaller house, your options would be 3B/2B/2C or 4B/2B/1C (probably around the 160m2-180m2 floor plan size. Also, subject to finance approval, a buyer may not be able to afford a certain price range and therefore may need to compromise their inclusions or size of the home. We will assess every buyer and give our professional feedback as to what is or isn’t possible. Also, we would recommend you build a home in a estate or community with 70/30 ratio of owner occupiers to renters. This will hold the value or your home much better compared to living in a estate full of rental properties. If the timing is not right, we may even recommend you to talk to your bank and start a savings plan to begin working towards the goal of saving a larger lump sum for your new home in a few months time.
